
The City of Uhrichsville service garage is listed for sale through a realtor, and two offers have come in.
The building was purchased by the city in August 2006 at a cost of $295,000. Located at the corner of N. Main and E. 2nd, the mayor previously brought up selling because no other municipality has their service department downtown.
At the latest meeting, Jeff Mathias, with Howard Hannah Real Estate, is handling the listing and the over 12,000 square foot site is priced at $279,000.
One potential buyer, with a cash offer at $271,000 is from Larry Wood, of Wood Electric.
“Liked to have like a two-year tax abatement. He would close December 29th. He plans on putting 75 to $100,000 into this building. He wants to put LED lighting in, he wants to clean all the offices up, he wants to paint the outside, he wants to put awnings on it.”
The service garage has no other place to be housed and Wood offered, if he is the purchaser, to rent the space to the city for about $2,500 a month.
The other offer, from Andrew Worst, a local chiropractor, is at $250,000 through a loan, but Mathias says Worst would beat any offer by $1,000 up to $280,000.
“Said he would close from January 1st to April but whenever he closes, he wants to get possession of the building, so he’s saying he won’t close until we can give him possession. So, [street department director] Patterson would have to have a place for the city garage and the equipment to go to. He’ll do any time between January 1st and April 1st.”
Worst did not say what he would do with the property and said he would look to close from January 1st to April 1st, providing the city could give possession. Worst’s offer would be through a loan and Wood’s is cash.
The city has discussed moving the service garage to the west side, as they own a 4.70-acre parcel, at 499 W. 5th Street, which is between railroad tracks and Stillwater Creek. Nothing publicly has been said on how much it would cost to construct a new building.
